About our new roof snagging in Brookhampton
Our snagging inspections cover Brookhampton and the rest of London and the South East. A visit usually takes about 1–2 hours for most homes, depending on how much new work there is to check. We inspect as far as it’s safe to see, and by drone where it’s applicable. You then get a written report with photographs. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at cracked or slipped new tiles or slates and loose flashings at walls or chimneys, on ridges and verges, new-build homes and replacement roofs.
Being in a small place like Brookhampton makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.
What you get is a clear record of the new roof on the day we saw it. It is useful right away, and a good reference for later.

What happens if roof problems are left?
It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on, getting them back can take longer. Our report lists what to raise. Around Brookhampton, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before you book.

How we price new roof snagging
A few things affect what a survey costs:
- Which survey package you book
- The height of the building and how the roof can safely be seen
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, like extensions, dormers and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
These details help when you contact us:
- Any deadline, such as an exchange date
- Access details, such as a loft hatch or a shared roof
- Where the property is, with the postcode
- Photos of the roof, taken safely from the ground or a window
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.
How the survey changes by roof type
Flashings
Chimney flashings are a frequent source of leaks, so we check them closely.
Slate roofs
Good natural slate is very long-lasting, so the laying matters. Cracked, slipped or uneven slates are noted.
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How the roof will perform for years to come
- Legal advice on your contract
- Estimates of what fixes will cost
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.
Roof types and parts we check
- Replacement roofs
- New-build homes
- New flat roofs
- Ridges and verges
- Loft conversions and dormers
- Flashings and valleys
The survey, step by step
Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it normally takes about 1–2 hours for most homes, depending on how much new work there is to check. Around Brookhampton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can safely be seen.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Preparing for the visit
- Check pets are kept safely away
- Make sure we can get to the back of the property
- Agree roof access with the managing agent if it is shared

What new roof snagging looks like in Brookhampton
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses like Garsington Manor, about 2.7 miles north-west, show how far back building in the area around Brookhampton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you live in an older home near Church of St John the Baptist, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
