How a flat roof survey works in Brookhampton

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We are often asked to look into dips that suggest the deck is deflecting and damaged trims at the roof edge, across GRP fibreglass, EPDM rubber and felt flat roofs.

Flat roofs on exposed homes in small places like Brookhampton take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Keep records of when the roof was laid and what work has been done
  • Note where water lies after a downpour
  • Keep people off the roof unless they need to be there
  • Check ceilings under the roof for damp patches

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

What we look for on each type of roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Common questions in Brookhampton

Do you carry out roof surveys in Brookhampton?

Yes, Brookhampton is one of the places we work. Every survey there gets the same written report with photos.

Is my home in Brookhampton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How do you inspect a flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long is the visit?

Expect it to take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

How it works

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Brookhampton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • If you are buying, check with the agent that we can get in
  • Make sure we can get to the back of the property

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Flat roofs in Brookhampton

The wider area around Brookhampton has a long history of building, with Garsington Manor about 2.7 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like Stadhampton Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of St John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Do you need a flat roof survey in Brookhampton?

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

It’s worth booking a survey if you’ve seen:

  • Edge trims that have lifted or split
  • Outlets choked with leaves and silt
  • Failed seals around rooflight kerbs
  • Upstands pulling away from walls

If you own a rental within reach of Radley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • What’s outside the scope of the survey
  • When you will get the report
  • Will they check the loft as well as the outside?
  • What follow-up you get after the report

What’s in a roof survey

Why it is worth a survey now in Brookhampton

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Where a roof is exposed, as many are in small places like Brookhampton, driving rain gets into any weakness, and damp in older walls is slow to dry out.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why us?
