Flat and commercial roofs around Stadhampton
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses like Garsington Manor, about 2.5 miles north-west, show how far back building in the area around Stadhampton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If yours is one of the older homes in the streets near Church of St John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Radley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

How a flat roof survey works in Stadhampton
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey EPDM rubber, GRP fibreglass and felt flat roofs, and people most frequently book us about cracked or split membrane and water getting in at rooflights.
Flat roofs on exposed homes in small places like Stadhampton take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

- Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Helping us price your survey
Here’s what helps us most when you contact us:
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- Any deadline, such as an exchange date
- The kind of building and roof involved
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.
Do you need a flat roof survey in Stadhampton?
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
People normally book a survey when they’ve noticed something like this:
- Standing water left after rain
- Outlets choked with leaves and silt
- Splits and cracks in the covering
- Blistering in felt or asphalt
Take a building like Stadhampton Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Before booking anyone
- Will they check the loft as well as the outside?
- What insurance they carry
- Which parts of the roof they’ll actually see
- Their report turnaround times

Why it’s worth a survey now in Stadhampton
Flat roofs can’t normally be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How the survey works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Around Stadhampton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- Let us know where we can park nearby
- Clear the way to the loft hatch
- Show us where any leaks or stains appear

Advice
Stadhampton: your questions answered
Is Stadhampton in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Will you come out to Stadhampton?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or use the contact form with the details.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
What does ponding on a flat roof mean?
Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
