About our flat roof survey in Berinsfield

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed blisters and bubbles in the covering and water getting in at rooflights, we can find out what’s behind it, whatever the roof.

Somewhere as small as Berinsfield, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

FAQs for Berinsfield

Will you come out to Berinsfield?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you look at commercial flat roofs near Berinsfield, like hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

How long will you be at the property?

Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing when you book.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the deck or joists are strong enough
  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

  • Upstands and outlets

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours on an ordinary house, and more on a big or complicated roof. In a small place like Berinsfield, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • If you’re buying, let the agent know when we’re coming
  • Check the loft hatch can be reached
  • Unlock side gates and any roof access doors

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or drop us an email.

Do you need a flat roof survey in Berinsfield?

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Typical things we’re asked to look at include:

  • Signs of deflection in the roof deck
  • Splits and cracks in the covering
  • Outlets that hold water back
  • Loose or cracked edge trims

Clifton Hampden Manor, about 1.6 miles west, is one of the historic houses in the wider area around Berinsfield. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

What a roof survey includes

Flat roof surveys around Berinsfield

Berinsfield has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you run a hotel or guest house in or near Berinsfield, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. If you live in an older home near Saint Mary and Saint Berin, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
