Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work
  • Book a survey every few years
  • Check ceilings under the roof for damp patches

For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. We’re often asked to look into pools of water lying on the roof and leaks around rooflights, on single-ply membranes, felt flat roofs and upstands and outlets.

Flat roofs on exposed homes in small places like Great Holcombe take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It typically takes an hour or two at most homes, or half a day or so for a commercial building. In a small place like Great Holcombe, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Great Holcombe questions

Is Great Holcombe within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Great Holcombe in the area you cover?

Yes, Great Holcombe is within the area we cover. We work right across London and the South East. You can phone 07833 053749 or send us an email with the address and a few details.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Does the survey cover asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How many years has my flat roof got left?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Flat and commercial roofs around Great Holcombe

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 3.8 miles north-west lies Garsington Manor, a reminder of how long the area around Great Holcombe has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near Church of St Giles, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Different roofs, different checks

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
