New roof snagging for homes and businesses in Harwell
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely, from the ground, vantage points, the loft space and the roof where safe. A photo report follows, ready to share with your roofer or builder. We survey new-build homes, replacement roofs and loft conversions and dormers, and people most often book us about underlay ending short at the eaves and verge tiles or slates not secured.
Houses in smaller places like Harwell can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Why get it checked now?
Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. With lower homes, common in places like Harwell, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What affects the price in Harwell
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it’s a home or a commercial building
- Roof area
- If the survey needs thermal imaging or a drone
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before you book.
What we need to know
You do not need to know any roofing terms. Just let us know:
- The kind of building and roof involved
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.
Buying a home or a new roof in Harwell
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For landlords with property near Didcot Parkway station, a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church such as Church of St Matthew are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

FAQs for Harwell
Does a conservation area affect roof work in Harwell?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Harwell within the area you cover?
Yes, Harwell is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for most houses, or half a day or so for a commercial building. For a survey in Harwell, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a written report with photographs.
Getting ready for the survey
