New roof snagging for Bow homes and businesses

New roof snagging in Bow: what you get

Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If that is passed, it is worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photos, ready to pass on in good time. If you are worried about cracked or slipped new tiles or slates and underlay not dressed into the gutter, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Bow are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Flashings

Chimney flashings are a frequent source of leaks, so we look at them closely.

Do you need new roof snagging in Bow?

Many people book because something does not look right. Others want an independent check as a matter of course before signing off the job.

Here are some of the things we see often:

  • Vents that weren’t fitted or are covered
  • Tiles or slates sitting out of line
  • Untidy or loose verge details
  • Gutters blocked by building debris

For an older house near a landmark such as Church of St Denys, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a good roof survey covers

Local roofs and buyers in Bow

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses like Longworth House, about 4.3 miles north-east, show how far back building in the area around Bow goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • What’s under the new coverings
  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • New flat roofs

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Bow, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Before we arrive

  • Make sure pets are kept safely away
  • For a flat or shared roof, check access with the building owner or managing agent
  • Unlock side gates and any roof access doors

Questions from Bow

Do you carry out roof surveys in Bow?

We do. The survey and report are the same in Bow as anywhere else, and visits run on weekdays and weekends.

Will you come out to Bow?

Yes. Bow is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Landlord and commercial surveys in Bow

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Practical tips

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:

  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date
  • Tell your roofer the work will be inspected
  • Look for debris left in gutters from ground level

You receive a written report with photos of each snag and written recommendations. You can send it straight to your roofer.

Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.
