Signs you need new roof snagging in Kirtlington

Most homeowners can’t get a good look at their new roof. From the pavement, many faults are invisible and you may be asked to pay anyway.

A survey makes sense if you’ve noticed:

  • Verge tiles or slates not secured
  • Loose or badly finished ridge tiles
  • Gaps at new flashings
  • Missing or blocked roof ventilation

If you let a flat or house near Tackley station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to expect from a roof survey

New roof snagging in Kirtlington

Roof work often leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. Each item is photographed. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. It’s easier to raise them while the job is fresh. We are often asked to look into verge tiles or slates not secured and underlay ending short at the eaves, across flashings and valleys, new-build homes and new flat roofs.

For a small place like Kirtlington, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

Where we can’t see part of the new roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

How the survey works

Once we have finished looking, we write up our findings as a photo-illustrated written report. On timing, most surveys take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere like Kirtlington needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

Getting ready for the survey

  • Check pets are kept safely away
  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors

Kirtlington questions

How do I find out if my home in Kirtlington is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Kirtlington?

Yes, Kirtlington is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.

How much is new roof snagging?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just call 07833 053749 or drop us an email for a price.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Look for debris left in gutters from the ground
  • Let your roofer know an inspection is planned
  • Keep warranty papers safe
  • Check the roof before you pay in full

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Kirtlington homes and their roofs

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. With Blenheim Palace about 4.3 miles south-west, Kirtlington sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Church of St Mary: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What happens if roof problems are left?

It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. A snagging report gives you something specific to raise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

  • Parts of the roof we cannot see safely
  • How the roof will perform for years to come
  • Pricing the remedial work
