Thermal roof surveys in Kirtlington

Thermal roof survey in Kirtlington: what you get

Thermal imaging works best in the right conditions. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. We’re frequently asked to look into areas losing heat at the eaves and junctions and cold areas below the roof, across commercial roofs, flat roofs and loft conversions.

In a village or hamlet like Kirtlington, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked ahead of the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Check from ground level or a window, never by climbing
  • Check outlets after heavy rain
  • Keep a record of when stains appear
  • Check the loft can be reached safely

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

What we are asked to look at in Kirtlington

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

Signs worth acting on include:

  • Water that travels before it shows
  • Areas of a flat roof that may hold water
  • Areas losing heat at the eaves and junctions
  • Gaps in loft insulation

For site and facilities teams at buildings like Kirtlington Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photos
  • Whether VAT is added on top
  • Whether the inside of the roof is included

Kirtlington: your questions answered

Do you carry out roof surveys in Kirtlington?

Yes, Kirtlington is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or drop us an email and tell us about the property.

How do I find out if my home in Kirtlington is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when you book.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Kirtlington, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Move anything stored under the loft hatch
  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with whoever owns or manages the building

What a thermal roof survey looks like in Kirtlington

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Historic houses such as Blenheim Palace, about 4.3 miles south-west, show how far back building in the area around Kirtlington goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

What we look for on each type of roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
