New roof snagging in Mill End

How new roof snagging works in Mill End

The best time for snagging is before the final payment while the roofer can still come back easily. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. You get a written list of snags with photographs, ready to pass on in good time. If you’re worried about loose or badly finished ridge tiles and damage to other parts of the building, we can find out what’s behind it, on flashings and valleys, loft conversions and dormers and new flat roofs alike.

For a small place like Mill End, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Where we can’t see part of the new roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Prices for new roof snagging in Mill End

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

A little information up front helps. Please include:

  • The kind of building and roof involved
  • What made you get in touch
  • Dates you’re working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for your roof before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Why it is worth a survey now in Mill End

Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. Where a roof is exposed, as many are in small places like Mill End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Questions from Mill End

Is Mill End in the area you cover?

Yes, Mill End is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

How do I find out if my home in Mill End is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or email us for a price.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof so hidden fixings are not visible to us. We note what couldn’t be seen.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

What new roof snagging looks like in Mill End

Greenlands, about 0.8 miles north-west, is one of the historic houses in the wider area around Mill End. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Henley-On-Thames station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How the survey changes by roof type

Underlay and ventilation

We look in the loft space, where there is safe access, at the underlay and ventilation.

Ridges, hips and verges

Ridges, hips and verges take the most weather. We check mortar, dry-fix systems and fixings where they can be seen.

What this survey cannot tell you

Before booking, it is worth knowing what a survey will not do:

  • Fixings and underlay hidden under the coverings
  • Settling a dispute with your roofer or builder
  • Repair costs for putting snags right

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • Flashings and valleys
  • New flat roofs
  • New-build homes

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. The survey normally takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Mill End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before the survey

  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
  • If it is not your property yet, arrange access through the agent
