Landlord Roof Survey in North Moreton
Landlord roof surveys in North Moreton and the rest of Oxfordshire. Surveys run on weekdays, Saturdays and Sundays.
- Mortar falling from ridges and verges
- Missing or loose roof coverings
- Failed flashings at walls and chimneys
Tips from our surveys
These tips come from what we see on roofs every week:
- Hold on to old reports to compare later
- Arrange flat access ahead of time
- Have gutters and outlets cleared every year
- Give tenants a simple way to report leaks
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem usually is.
Landlord roof surveys for homes and businesses in North Moreton
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey shared roofs, flat roofs on blocks and converted houses, and the problems we’re asked to look at most are ponding or splits on flat roofs and slipped or missing slates and tiles.
Somewhere as small as North Moreton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.
What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours at a typical home, or half a day or so for a commercial building. Older roofs in small places like North Moreton can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Leave a clear route to the loft
- Mention any parking restrictions on your street
How to book
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or email us.

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Why act early in North Moreton
Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Why us?
- Two decades and more of roof surveys
- Every finding written up with photos
- Covered by professional indemnity and public liability insurance

FAQs for North Moreton
Can a landlord with a rental near Didcot Parkway station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
Will you come out to North Moreton?
Yes, North Moreton is on our map. Villages and rural addresses get the same survey as a town house.
Can you survey a shared roof on a terrace or converted house?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Does the report help with maintenance planning?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How do I arrange a landlord roof survey in North Moreton?
Just call 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Local roofs in North Moreton
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Brightwell Manor, about 1.2 miles north-east, is one of the historic houses in the wider area around North Moreton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you look after a building like South Moreton Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Didcot Parkway station, the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
