What this survey can’t tell you

Before booking, it’s worth knowing what a survey won’t do:

  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before you book. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Lead flashings
  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Natural slate
  • Chimney stacks

About our roof survey in Berinsfield

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We survey chimney stacks, clay and concrete tiles and flat roofs, and the problems we’re asked to look at most are crumbling chimney pointing or cracked flaunching and ponding, splits or blisters on flat roofs.

Older buildings in small places like Berinsfield may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Berinsfield can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about parking near the property

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

How the survey changes by roof type

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

FAQs for Berinsfield

How do I find out if my home in Berinsfield is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Culham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

How experienced are you?

More than 5,000 surveys over 20+ years.

Is Berinsfield in your area?

Yes, we do. Berinsfield is part of the area we cover, and the service is the same as everywhere else we work.

How much does a roof survey cost in Berinsfield?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

How long will you be at the property?

Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Berinsfield homes and their roofs

Clifton Hampden Manor, about 1.6 miles west, is one of the historic houses in the wider area around Berinsfield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like Saint Mary and Saint Berin, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Culham station, a dated record of the roof is useful when planning maintenance across a let.

Why it’s worth a survey now in Berinsfield

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a place like Berinsfield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

When to book a survey in Berinsfield

Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.

Most people get in touch after spotting one of these:

  • Standing water on a flat roof
  • Crumbling chimney pointing or cracked flaunching
  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys

If you look after a building such as Abbey Woods Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Whether the price includes VAT
  • Which limits apply to the survey
