Roof surveys for Moulsford homes and businesses

How the survey changes by roof type

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Roof surveys for homes and businesses in Moulsford

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. Typical surveys look at worn lead at chimneys and abutments and worn or blocked valleys, across clay and concrete tiles, lead flashings and chimney stacks.

Some older homes in villages like Moulsford are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Getting in touch

Before you get in touch, it’s useful to have:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey
  • Anything about access we should know

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Moulsford frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Before we arrive

Advice

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Faults hidden behind ceilings or boarding
  • Confirmation of asbestos in soffits or cement sheets
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

Questions from Moulsford

Do you survey roofs for landlords with property near Cholsey station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details, and we will talk through which survey suits.

How do I find out if my home in Moulsford is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Roofs, chimneys and gutters in Moulsford

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as Cranford House School, a written record of a large roof helps plan work for the holidays rather than in term time. Basildon Park, about 3.9 miles south, is one of the historic houses in the wider area around Moulsford. Older homes in the area may have roofs that need matching materials when work is done. For an older house near a landmark such as Church of St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Let us know about past leaks
  • Find records of any re-roofing or repairs
  • Leave roof access to professionals
  • Check we can open the loft hatch

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
