Gutter survey in Moulsford: what you get

We carry out gutter surveys in Moulsford as part of our cover across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the loft space. A visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. If you are worried about leaves and moss blocking gutters and gutters overflowing in heavy rain, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Moulsford, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey changes by roof type

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We check what’s visible and note what is not.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Landlords, agents and block managers in Moulsford

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the gutter.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How we price gutter surveys

Prices always include VAT. What changes the price is:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • Anything about access we should know
  • Any deadline, like an exchange date

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Have overhanging branches cut back
  • Do not leave hidden gutters out of a clear-out
  • Look for downpipes coming loose
  • Note any damp stains below the gutters

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Your questions about gutter surveys in Moulsford

Is Moulsford within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Moulsford?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

What happens on the day

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Somewhere like Moulsford needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Find any records of previous roof work
  • Show us where any leaks or stains appear

Gutter surveys in Moulsford: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Basildon Park, about 3.9 miles south, show how far back building in the area around Moulsford goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Cholsey station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Cranford House School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Moulsford is about 6 miles south-east of Didcot, in Oxfordshire.
