Gutter surveys for homes and businesses in South Stoke

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey valley gutters, fascias and soffits and outlets and hoppers, and the problems we’re asked to look at most are rotten fascias or stained soffits and gutters that have fallen out of line.

In a village or hamlet like South Stoke, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about gutter surveys in South Stoke

I let a flat near Cholsey station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.

Will you come out to South Stoke?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I arrange a gutter survey in South Stoke?

To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How long does a gutter survey take?

A visit usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You’ll know roughly how long when we arrange the visit.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or drop us an email.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. The survey normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around South Stoke can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street
  • Note where any stains or damp appear

How to book

A quick phone call is normally the easiest start: call 07833 053749 or send us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Advice

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it’s guesswork from the ground. For older village homes like those around South Stoke, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Why us?

What a gutter survey looks like in South Stoke

About 3.5 miles south lies Basildon Park, a reminder of how long the area around South Stoke has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like South Stoke Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Andrew: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Cholsey station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
