Chimney Survey in South Stoke
Chimney surveys across South Stoke, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Disused chimneys trapping moisture
- Flashings pulling away from the stack
- Mortar washing out of the joints
How the survey works
The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Around South Stoke, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Getting ready for the survey

Chimney survey in South Stoke
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. If you are worried about redundant stacks capped without ventilation and spalled or crumbling bricks, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like South Stoke may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Practical tips
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:
- Find out whether changes to a stack need permission
- Don’t use a ladder to reach the stack yourself
- Look at the chimneys with binoculars after a storm
- Ask for ventilated caps on redundant stacks
With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
How we price chimney surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- Roof area
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Booking your survey
There’s no need for technical words. Just let us know:
- The type of building and roof, such as pitched or flat
- The property’s address and postcode
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, such as buying, a leak or storm damage
Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Landlord and commercial surveys in South Stoke
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
What a chimney survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Checks on boilers, fires or their flues
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before you book. The full list of what we check.
What we check

Your questions about chimney surveys in South Stoke
How do I find out if my home in South Stoke is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover smaller places like South Stoke?
We do. A small place gets exactly the same survey as a big one.
How do I book a survey in South Stoke?
The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on weekdays and at weekends.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Should I worry about a leaning stack?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Roofs, chimneys and gutters in South Stoke
The wider area around South Stoke has a long history of building, with Basildon Park about 3.5 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If yours is one of the older homes in the streets near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Cholsey station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like South Stoke Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
