What we look for on each type of roof

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Chimney survey in Goring: what you get

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you’ve noticed redundant stacks capped without ventilation and a chimney out of line, a survey will tell you what’s going on.

Houses in smaller places like Goring can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Where we cannot see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?

If you’re thinking of removing or reducing a stack, it is useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Tradespeople may need to travel further to a smaller place like Goring, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

All our prices include VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

Do you need a chimney survey in Goring?

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Problems we come across frequently include:

  • Unused flues sealed without airflow
  • Lifted or split lead flashings
  • Loose, cracked or missing pots
  • Staining on walls around the chimney

For site and facilities teams at buildings such as Goring Church of England Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Local roofs in Goring

Basildon Park, about 1.8 miles south, is one of the historic houses in the wider area around Goring. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Goring & Streatley station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Church of St Thomas of Canterbury, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Goring: your questions answered

Will you come out to Goring?

Yes, Goring is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Goring?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

How do I arrange a chimney survey in Goring?

Simply ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a smaller place like Goring, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Tell us about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed

Honest limits

It helps to know what a survey will not do before you book:

  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe
