What happens if roof problems are left?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Older cottages and farmhouses around South Stoke can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Why us?

About our thermal roof survey in South Stoke

A thermal camera can help when the cause of damp isn’t obvious. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey flat roofs, pitched roof slopes and commercial roofs, and people most often book us about water getting in at parapets and stacks and gaps in loft insulation.

In a small place like South Stoke, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Older rural homes like those around South Stoke can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Landlords, agents and block managers in South Stoke

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let us know where and when you’ve seen damp or stains
  • Heat the home normally on the days before
  • File the images with your roof records
  • Remember the conditions on the day affect the results

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Questions from South Stoke

Will you come out to South Stoke?

Yes. South Stoke is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in South Stoke is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does thermal imaging detect leaks directly?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when you book.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Flying and imaging in South Stoke

With Basildon Park about 3.5 miles south, South Stoke sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Andrew: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings such as South Stoke Primary School, thermal images can show where wet insulation sits under a big flat roof.
