Thermal roof survey in Elvendon

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. We survey flat roofs, loft conversions and commercial roofs, and the problems we’re asked to look at most are cold areas below the roof and stains that keep coming back.

In a small place like Elvendon, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep the report to compare against after any repair
  • Keep dated photos of any marks on ceilings
  • Keep outlets and gutters clear to stop water sitting
  • Do not switch the heating off ahead of the visit

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which can make access easier.

Your questions about thermal roof surveys in Elvendon

Will you come out to Elvendon?

Yes, Elvendon is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Elvendon is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Does thermal imaging detect leaks directly?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.

Getting in touch

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • Dates you are working to, such as exchange
  • Where water is showing inside, if it is

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Elvendon can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Check the loft hatch can be reached
  • Agree roof access with the managing agent if it is shared
  • Have keys ready for side gates, garages or roof access doors

Thermal roof surveys in Elvendon: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

Basildon Park, about 2.1 miles south-west, is one of the historic houses in the wider area around Elvendon. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. Anyone responsible for a site like The Oratory Preparatory School will know that thermal images can show where wet insulation sits under a big flat roof.
