About our landlord roof survey in Elvendon

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We’re often asked to look into standing water on a flat roof and failed flashings at walls and chimneys, across converted houses, blocks of flats and rented houses.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Older roofs in small places like Elvendon can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft

Elvendon questions

Do you survey roofs for landlords with property near Goring & Streatley station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Elvendon?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep roof outlets and gutters clear
  • Get legal advice on lease responsibilities
  • Keep roof surveys on a rolling plan
  • Act on high-priority defects quickly

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem usually is.

What a landlord roof survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Walls, floors and services beyond the roof
  • Parts of the roof we cannot safely see or access

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

What we look at

  • Shared roofs
  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Blocks of flats
  • Gutters and downpipes

Elvendon homes and their roofs

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Basildon Park, about 2.1 miles south-west, is one of the historic houses in the wider area around Elvendon. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Goring & Streatley station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like The Oratory Preparatory School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Prices for landlord roof surveys in Elvendon

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we need to know

We will normally ask about:

  • How the loft is reached, if there is one
  • When you need the report by
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them

A quick phone call is usually the easiest start: ring 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
