About our landlord roof survey in Goring
Our landlord and block roof surveys cover Goring and the rest of London and South East England. A visit typically takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. You then get a photo-illustrated written report. We are often asked to look into damp or stains in top-floor flats and splits and blisters in flat roof coverings, on shared roofs, flat roofs on blocks and blocks of flats.
Around Goring, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price landlord roof surveys
Several things affect the price of a survey:
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- The roof’s overall size
- Height and safe access
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
To price your survey accurately, we will ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, such as an exchange date
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Common questions in Goring
Do you survey roofs for landlords with property near Goring & Streatley station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is Goring within the area you cover?
Yes, Goring is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long is the visit?
Most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. The report follows by email.
Do you look in the roof space?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen in the report.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Parking around Goring is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- Let us know about any leaks, stains or damp patches you know of
- Clear the way to the loft hatch
- If you are buying, let the agent know when we’re coming

Advice
When you need someone else
To be straight with you, a roof survey has limits:
- Asbestos testing of roof sheets or soffits
- Who pays under the lease (that is a legal question)
- A full structural assessment of the building
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.
What we check
- Rented houses
- Converted houses
- Shared roofs
- Gutters and downpipes
- Blocks of flats
- Flat roofs on blocks
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Deal with urgent items first
- Book gutter clearing at least once a year
- Make leak reporting easy for tenants
- Arrange flat access in advance
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.
What a landlord roof survey looks like in Goring
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.8 miles south lies Basildon Park, a reminder of how long the area around Goring has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church such as Church of St Thomas of Canterbury are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Goring & Streatley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Goring Church of England Aided Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
