How a thermal roof survey works in North Stoke

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’re worried about thin or uneven insulation in the roof and stains that keep coming back, we can find out what’s behind it, whatever the roof.

In a small place like North Stoke, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

North Stoke: your questions answered

How do I find out if my home in North Stoke is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in North Stoke?

We do. The survey and report are the same in North Stoke as anywhere else.

How do I arrange a thermal roof survey in North Stoke?

Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey normally takes about one to two hours at a typical home, and more on a big or complicated roof. Older roofs in small places like North Stoke can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Jot down any questions you want answered
  • Point out any leaks or damp patches

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

What we look for on each type of roof

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

When you need someone else

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Readings unaffected by sun, shade or reflections
  • Hidden layers that need to be opened up to check
  • Confirming water without moisture readings

Thermal roof surveys around North Stoke

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Wallingford School will know that a drone or thermal camera can show a large roof in a single visit. If you live in an older home near St Mary the Virgin, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Brightwell Manor lies about 3.5 miles north-west, so building around North Stoke goes back a long way. Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Older cottages and farmhouses around North Stoke can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Use the report as a baseline for later checks
  • Do not switch the heating off ahead of the visit
  • Clear leaves from outlets and gutters each autumn
  • Check the loft can be reached safely

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether that is asking for work or discussing the price.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.
