Electronic leak detection in North Stoke: what you get

ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. If the evidence points elsewhere, we’ll say so. It won’t show water getting in through brickwork or around frames. Our report keeps that distinction clear. You will also know what to check next. We survey single-ply roofs, roof terraces and balconies and green roofs, and people most often book us about water coming in under a flat roof and breaches hidden under paving or planting.

Somewhere as small as North Stoke, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes a length of time set by the size of the roof and how it’s built, which we set out in the quote. Rural addresses near North Stoke can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photos in a report for your roofer.

Preparing for the visit

  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • Buyers: confirm access with the estate agent or seller

Electronic leak detection in North Stoke: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Brightwell Manor, about 3.5 miles north-west, show how far back building in the area around North Stoke goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Cholsey station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Wallingford School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What we look for on each type of roof

Bituminous membranes

ELD is frequently possible on bituminous membranes though the layers below matter.

Inverted and paved roofs

If the build-up rules out ELD, we will say so.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

North Stoke: your questions answered

Is North Stoke in the area you cover?

We do. The survey and report are the same in North Stoke as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in North Stoke is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

How do I arrange electronic leak detection in North Stoke?

Just ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

Useful tips for North Stoke property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask contractors to protect the membrane
  • Do not keep patching the same spot
  • Note where leaks show inside and when
  • Do not let outlets block

Keep the report with the roof’s records. It is a dated record of the membrane’s condition.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

What we are asked to look at in North Stoke

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs, depending on the build-up.

We’re often asked to look at:

  • Damage from equipment installers
  • Leaks under green or ballasted roofs
  • Waterproofing to test before it’s covered
  • Leaks at pipes, outlets or fixings

If you own one of the older houses in the streets near St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • What they won’t be able to tell you
  • Will the report include photos?
  • Whether VAT is added on top
  • What happens after the report arrives

What to expect from a roof survey

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
