Electronic leak detection in South Stoke

About our electronic leak detection in South Stoke

Electronic testing locates holes in the waterproofing but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. If the evidence points elsewhere, we’ll say so. It will not show water getting in through brickwork or around frames. Our report keeps that distinction clear. We will point you to the likely next step. If you are worried about breaches around outlets and penetrations and new roofs to check before paving or planting, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as South Stoke, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Repairing the breaches (that is for your roofer)
  • Parts of the roof covered by fixed equipment
  • Some conductive membranes

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

What we look at

  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs
  • Flat roof membranes
  • Single-ply roofs
  • Liquid-applied waterproofing

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a small place like South Stoke, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Advice

What affects the price in South Stoke

All our prices include VAT. What changes the price is:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Why get it checked now?

Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first, so the repair can be targeted. Older and listed buildings around South Stoke may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Questions from South Stoke

Will you come out to South Stoke?

Yes, South Stoke is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is South Stoke in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or send us an email.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Tell us about the membrane and build-up if you know it
  • Record dates and spots where water appears
  • Keep foot traffic on flat roofs to a minimum
  • Clear flat roof outlets regularly

Questions about the results are welcome. We can talk you through the findings.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Electronic leak detection around South Stoke

About 3.5 miles south lies Basildon Park, a reminder of how long the area around South Stoke has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as South Stoke Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Cholsey station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
