What a flat roof survey looks like in North Stoke
The wider area around North Stoke has a long history of building, with Brightwell Manor about 3.5 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
Take a building like Wallingford School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Cholsey station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof.

Flat roof surveys for homes and businesses in North Stoke
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. We are frequently asked to look into blistering in felt or asphalt and pools of water lying on the roof, on felt flat roofs, upstands and outlets and mastic asphalt.
Flat roofs on exposed homes in small places like North Stoke take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Useful tips for North Stoke property owners
You don’t need to be a roofer to help. Here’s what helps most:
- Watch the ceilings below the flat roof for stains
- Plan a survey before the covering reaches the end of its usual life
- Note the date and type of any roof work
- Check new fixings through the roof are properly sealed
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around North Stoke often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Leave side gates unlocked
- Move anything stored under the loft hatch

Leave it or get it looked at?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. In a small place like North Stoke, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

North Stoke questions
Do you cover smaller places like North Stoke?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover North Stoke?
Yes. Our area covers London and South East England, and North Stoke is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
How long does the survey take?
Most surveys take an hour or two on an ordinary house, and longer for a large or complex roof. The report follows by email.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
Will this cover the whole house?
No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.
