Flat roof survey in Mongewell: what you get
A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed standing water left after rain and blistering in felt or asphalt, we can find out what’s behind it, on mastic asphalt, upstands and outlets and single-ply membranes alike.
Older buildings in small places like Mongewell may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Local flat roofs in Mongewell
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Brightwell Manor, about 2.6 miles north-west, is one of the historic houses in the wider area around Mongewell. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For site and facilities teams at buildings such as Crowmarsh Gifford Church of England School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Cholsey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Mongewell is about 6 miles east of Didcot, in Oxfordshire. Houses, flats, blocks and commercial buildings in Mongewell can all book flat roof surveys. We cover towns and villages across Oxfordshire. Reading is in our area too.

Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Have the roof looked at again after a severe storm
- Keep people off the roof unless they need to be there
- Make sure new fixings through the roof are properly sealed
- Note any new marks on ceilings beneath the roof
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
- Whether old sheeting or boards contain asbestos
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

The survey, step by step
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Mongewell can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.

Your questions about flat roof surveys in Mongewell
Is Mongewell in the area you cover?
Yes, Mongewell is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Mongewell?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Do you cover flat roofs on blocks of flats?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or send us an email with the details.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or send us an email.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
