Gutter survey in Mongewell: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. If you’re worried about soffits marked by water and water spilling over the gutter edge, we can find out what’s behind it, whatever the roof.

Somewhere as small as Mongewell, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, it normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Mongewell can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Mongewell: your questions answered

How do I find out if my home in Mongewell is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Mongewell?

We do. Villages and rural addresses get the same survey as a town house.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

What’s the best way to book?

Simply ring 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Will you check the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Why get it checked now?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Where a roof is exposed, as many are in small places like Mongewell, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Signs you need a gutter survey in Mongewell

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Signs worth acting on include:

  • Gutters full of debris and silt
  • Dripping or leaking gutter joints
  • Rotten fascias or stained soffits
  • Valley or box gutters that overflow inside

Living close to Kinecroft is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • Their track record with similar roofs
  • How soon the report will arrive
  • What’s outside the scope of the survey
  • What exactly goes into their report

What’s in a roof survey

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Watch ceilings under valley gutters for fresh marks
  • Check for spilling water in a downpour
  • Keep climbers away from the eaves
  • Look for green streaks or damp patches on walls

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

What a gutter survey looks like in Mongewell

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Mongewell has a long history of building, with Brightwell Manor about 2.6 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For landlords with property near Cholsey station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Crowmarsh Gifford Church of England School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
