Gutter surveys in North Stoke

How the survey changes by roof type

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can be seen safely.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

About our gutter survey in North Stoke

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey parapet and box gutters, downpipes and eaves gutters, and people most often book us about gutters full of debris and silt and rotten fascias or stained soffits.

In a small place like North Stoke, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we can’t view safely

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits
  • Parapet and box gutters

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Around North Stoke, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

North Stoke questions

Do you survey roofs for landlords with property near Cholsey station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.

Is my home in North Stoke listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Check downpipe clips are holding
  • Keep climbers away from the eaves
  • Ask for valleys and parapet gutters to be cleared too
  • Leave gutter checks at height to someone equipped for it

If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow and spilled water harms brickwork and woodwork.

North Stoke homes and their roofs

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Brightwell Manor, about 3.5 miles north-west, show how far back building in the area around North Stoke goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Living close to Kinecroft is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Cholsey station, a dated record of the roof is useful when planning maintenance across a let.

North Stoke is about 6 miles south-east of Didcot, in Oxfordshire. Whether the building in North Stoke is a house, a flat or a commercial unit, we can survey the roof. Our Oxfordshire coverage includes North Stoke. Reading is in our area too.

What affects the price in North Stoke

Survey packages start from £150, including VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Which survey package you book
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • Any photos you have, taken from ground level or a window
  • The type of building and roof, like pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

What we are asked to look at in North Stoke

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

It’s worth booking a survey if you’ve seen:

  • Choked outlets or hopper heads
  • Fascia boards damaged by overflowing water
  • Cracked or loose downpipes
  • Overflowing eaves gutters

The streets around a church such as St Mary the Virgin are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
