How a thermal roof survey works in Cholsey

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or use the contact form with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We survey loft conversions, insulated roof spaces and ceilings below the roof, and people most often book us about damp that repairs haven’t cured and moisture around outlets and upstands.

Even in a smaller place like Cholsey, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours for a house, and longer for a large or complex roof. Homes around Cholsey frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets out of the way during the survey
  • Find any records of previous roof work

Book a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Advice

Your questions about thermal roof surveys in Cholsey

Does a conservation area affect roof work in Cholsey?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Cholsey within the area you cover?

Yes, Cholsey is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

How long is the visit?

That depends on the size and shape of the roof; most visits take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How the survey changes by roof type

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, when the conditions allow.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

There’s no need for technical words. It is enough to let us know:

  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside

To book a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Thermal roof surveys in Cholsey: local notes

The wider area around Cholsey has a long history of building, with Brightwell Manor about 2.9 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps. If you look after a building such as Cholsey Primary School, thermal images can show where wet insulation sits under a big flat roof.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A formal energy assessment
  • The condition of timbers we cannot see
  • Seeing water directly, as the camera shows temperature, not moisture

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
