About our chimney survey in Cholsey

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. We survey chimney breasts, flaunching and lead flashings, and the problems we’re asked to look at most are eroded joints in the brickwork and pots or cowls that look unsafe.

Houses in smaller places like Cholsey can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Cholsey

Does a conservation area affect roof work in Cholsey?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Cholsey?

Yes, Cholsey is on our map. Villages and rural addresses get the same survey as a town house.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Do you inspect shared chimneys?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

How the survey changes by roof type

Chimney breasts and the loft

In the loft, staining around the stack frequently shows where water is getting in. What we find is photographed and described.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Chimney surveys in Cholsey: local notes

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Brightwell Manor, about 2.9 miles north, is one of the historic houses in the wider area around Cholsey. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Cholsey station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Cholsey Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • The size of the roof

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

Before you get in touch, it’s useful to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. Most surveys take between one and two hours for most homes, a little longer where there are several stacks. Homes around Cholsey frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Check we can get to the back of the property
  • Keep pets in another room

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Ask for ventilated caps on redundant stacks
  • Glance at the stacks from the street now and then
  • Use the report as a baseline for future checks
  • Photograph damp patches with the date

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
