About our roof survey in Mackney
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We’re often asked to look into debris building up in roof valleys and gaps in the roof where coverings have gone, across the roof space, ridges, hips and valleys and lead flashings.
In a village or hamlet like Mackney, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What a roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An exact number of years the roof has left
- Whether the roof structure meets design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and doesn’t.
Roofs we survey in Mackney
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
- Natural slate
- Lead flashings
- Chimney stacks
- Flat roofs
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
What we look for on each type of roof
Natural slate
From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Questions from Mackney
Can a landlord with a rental near Cholsey station book a roof survey?
Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building.
Will you come out to Mackney?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
What’s the best way to book?
It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run seven days a week.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Why it’s worth a survey now in Mackney
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. For older village homes like those around Mackney, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the price for your roof before you book.
Why choose Independent Roof Survey in Mackney

Mackney homes and their roofs
Brightwell Manor, about 0.5 miles north, is one of the historic houses in the wider area around Mackney. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to Cholsey station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Kinecroft is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you look after a building such as Brightwell-Cum-Sotwell Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we do, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere like Mackney needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before the survey
- If you are buying, let the agent know when we are coming
- Show us where any leaks or stains appear
- Make a note of anything you’d like us to look at
