Electronic leak detection for Sun Rising homes and businesses

About our electronic leak detection in Sun Rising

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there’s a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a written report with photos of each breach found. We are often asked to look into new roofs to check before paving or planting and damp inside with no sign on the roof, across roof terraces and balconies, liquid-applied waterproofing and green roofs.

Flat roofs on exposed homes in small places like Sun Rising take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later.

Questions from Sun Rising

Is my home in Sun Rising listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Sun Rising?

Yes. Sun Rising is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How long does electronic leak detection take?

The roof’s size and build-up decide how long it takes. We will give you an idea when we quote.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes a time that depends on the membrane area and the build-up, which we set out in the quote. Around Sun Rising, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey

What happens if roof problems are left?

Water trapped under a membrane can soak insulation and decking. Finding the breach sooner limits that. Where a roof is exposed, as many are in small places like Sun Rising, driving rain gets into any weakness, and damp in older walls is slow to dry out.

To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

How the survey changes by roof type

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Inverted and paved roofs

We will tell you if your inverted or paved roof is not suitable.

What we’re asked to look at in Sun Rising

Work on the roof can damage a membrane. Engineers fitting equipment, solar panels or aerials may leave damage behind.

It’s worth booking a survey if you’ve seen:

  • Leaking laps in the waterproofing
  • Waterproofing to test before it is covered
  • Water coming in under a flat roof
  • Breaches hidden under paving or planting

For any home in Sun Rising, it is the small, early fault that is cheapest to put right.

Before you book anyone

  • Whether they hold professional indemnity and public liability insurance

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

  • Areas we can’t reach or that can’t be tested
  • Carrying out the repair work
