Electronic leak detection in Hornton
There are different ELD methods. Low-voltage methods usually need a wet roof surface and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof, and we will explain our choice. If neither method suits your roof, we’ll tell you at the outset. We’re often asked to look into patched roofs that still leak and holes around roof penetrations, across single-ply roofs, roof terraces and balconies and flat roof membranes.
Flat roofs on exposed homes in small places like Hornton take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

The survey, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Hornton, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Before the survey
- Let us know where we can park nearby
- Buyers: confirm access with the estate agent or seller
- For flats, make sure roof access has been agreed

Different roofs, different checks
Inverted and paved roofs
Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.
Liquid-applied waterproofing
Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

Do you need electronic leak detection in Hornton?
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny, but still let water through.
These are some of the problems a survey can pick up:
- Leaks that return after repairs
- Leaks through a covered membrane
- Leaks through a flat roof with no obvious cause
- Holes left by work on the roof
If you live in an older home near Church of St John the Baptist, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Questions to ask before booking
- Whether they hold professional indemnity and public liability insurance
- What’s outside the scope of the survey
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What happens after the report arrives
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Limit access to the roof
- Don’t leave water getting in
- Clear flat roof outlets regularly
- Avoid repeated repairs without finding the cause
You receive a report showing where each breach was found, with photographs. Your roofer uses it to carry out repairs.
Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.
Hornton: your questions answered
Do you carry out roof surveys in Hornton?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Hornton?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Will I get photos?
Yes. Photos are part of every report.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
What electronic leak detection looks like in Hornton
With Upton House about 1.6 miles west, Hornton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you look after a building like Hornton Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before booking, it’s worth knowing what a survey will not do:

- Roofs whose membrane or build-up is not suitable
