Thermal roof surveys near Sun Rising

How a thermal roof survey works in Sun Rising

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. We are often asked to look into wet areas near outlets and upstands and areas of a flat roof that may hold water, across flat roofs, ceilings below the roof and pitched roof slopes.

In a village or hamlet like Sun Rising, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

When to book a survey in Sun Rising

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

It is worth booking a survey if you’ve seen:

  • Cold spots on ceilings under the roof
  • Leaks that are hard to trace
  • Water getting in at parapets and stacks
  • Areas of a flat roof that may hold water

In and around Sun Rising, as anywhere, a roof is easiest to deal with when its problems are found early.

Choosing a roof surveyor

  • What the survey will not cover
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?
  • How they plan to inspect the roof safely

What a roof survey includes

Roof by roof

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Thermal roof surveys in Sun Rising: local notes

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. The wider area around Sun Rising has a long history of building, with Upton House about 0.5 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Sun Rising can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photographs and our recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey
  • Let us know about parking before the day

Advice

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Prices for thermal roof surveys in Sun Rising

The price reflects the time and kit the roof needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.

FAQs for Sun Rising

Is Sun Rising within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Sun Rising?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.
