Gutter survey in Sun Rising, Oxfordshire
A careful look at the gutter at your property in Sun Rising, with photographs and a written report.
- Leaking or loose downpipes
- Brackets that have dropped or snapped
- Overflowing valley or parapet gutters
What we look for on each type of roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Fascias and soffits
Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.
How a gutter survey works in Sun Rising
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey fascias and soffits, valley gutters and downpipes, and the problems we are asked to look at most are leaves and moss blocking gutters and overflowing eaves gutters.
In a small place like Sun Rising, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
After the visit, you get a written report with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What else we do in Sun Rising
What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- The inside of buried drains
- Asbestos testing of old gutters, downpipes or soffits
- The inside of a downpipe along its whole length

What a gutter survey looks like in Sun Rising
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Upton House about 0.5 miles east, Sun Rising sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Sun Rising: your questions answered
Is Sun Rising within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Sun Rising?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.
What’s the price of a gutter survey?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or drop us an email.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
What we do, step by step
The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Sun Rising, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
How to prepare
- If it is not your property yet, arrange access through the agent
- For a flat or shared roof, check access with the building owner or managing agent
- Keep pets out of the way during the survey

Tips from our surveys
Small things make a difference. Some pointers:
- Check from ground level or a window, not a ladder
- Look for new stains on ceilings below valleys after rain
- Look for downpipes coming loose
- Get trees that overhang the gutters trimmed
Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
Common roof problems in Sun Rising
Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
Look out for signs like these:
- Choked outlets or hopper heads
- Brackets that have dropped or snapped
- Leaking or loose downpipes
- Gutters overflowing in heavy rain
Whatever the street in Sun Rising, a roof costs least to look after when faults are caught early.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report
- What experience they bring
- When you’ll get the report
Why it is worth a survey now in Sun Rising
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
