Electronic leak detection for homes and businesses in Stubbles

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It helps trace a leak you already have or to test a new membrane before it is covered. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays, depending on the weather. Just ask about your roof. Common reasons to book are holes around roof penetrations and patched roofs that still leak, on green roofs, single-ply roofs and liquid-applied waterproofing.

Flat roofs on exposed homes in small places like Stubbles take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

What affects the cost of electronic leak detection

To price your survey, we check:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

If you can, have these to hand when you contact us:

  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or use the contact form.

How the survey works

Every roof is different; as a rough guide, the survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. You’re welcome to ask questions while we’re there. In a small place like Stubbles, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • Keep pets in another room
  • Let us know about parking near the property
  • Agree roof access with the managing agent if it is shared

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Flat and commercial roofs around Stubbles

Basildon Park, about 2.5 miles north-east, is one of the historic houses in the wider area around Stubbles. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Goring & Streatley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Do you need electronic leak detection in Stubbles?

Seams are a common weak point in flat roof waterproofing. A gap that’s hard to see can let water in for months before it shows.

Most people get in touch when they’ve noticed something like this:

  • Leaks through a covered membrane
  • Breaches around outlets and penetrations
  • Waterproofing to test before it’s covered
  • Leaking laps in the waterproofing

Take an older house close to Church of St Clement: the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • How soon the report will arrive
  • Their drone registration, if they fly one
  • Is VAT included in the price?
  • Whether the loft is part of the inspection

Useful tips for Stubbles property owners

Nothing here needs a ladder. A few suggestions:

  • Limit access to the roof
  • Have roof specifications to hand
  • Don’t let outlets block
  • Keep a note of leaks after rain

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

How the survey changes by roof type

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.

Green and ballasted roofs

ELD is easier on a new roof before it’s covered.

FAQs for Stubbles

Is my home in Stubbles listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Stubbles?

We do. Villages and rural addresses get the same survey as a town house.

What’s the price of ELD?

Electronic leak detection is quoted for your roof, because the method depends on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or use the contact form.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
