Chimney surveys for homes and businesses in Stubbles
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey flaunching, lead flashings and shared and party-wall stacks, and people most often book us about a chimney out of line and worn or missing pointing.
Older buildings in small places like Stubbles may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Local roofs in Stubbles
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.5 miles north-east lies Basildon Park, a reminder of how long the area around Stubbles has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church like Church of St Clement are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Goring & Streatley station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What happens on the day
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Stubbles, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.

Prices for chimney surveys in Stubbles
The price reflects the time and kit the roof needs. The main factors are:
- How many separate roofs there are, like extensions, dormers and garages
- How big the roof is
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
A little information up front helps. It’s useful to include:
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- Any marks or damp showing indoors
- What made you get in touch
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Landlords, agents and block managers in Stubbles
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Honest limits
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- A structural engineer’s assessment
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.
What we look at
- Brick chimney stacks
- Flaunching
- Chimney pots and cowls
- Chimney breasts
- Shared and party-wall stacks
- Lead flashings
Stubbles: your questions answered
Does a conservation area affect roof work in Stubbles?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs for landlords with property near Goring & Streatley station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
How long is the visit?
It normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. The report follows by email.
Is a leaning chimney dangerous?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.
What’s the best way to book?
To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Why it is worth a survey now in Stubbles
If you’re thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Outbuildings and barns around Stubbles are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.
What you get with us
- Customer satisfaction of 98%
- An independent view of the roof

Before and after the survey
You do not need to be a roofer to help. What helps most:
- Use a Gas Safe registered engineer for gas appliances
- Remove aerials or dishes from the stack if they’re no longer needed
- Photograph damp patches with the date
- Check with the council before altering a stack in a conservation area or on a listed building
After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.
