FAQs for New Town

Is New Town within the area you cover?

Yes, New Town is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can a landlord with a rental near Pangbourne station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for your survey before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Does the report include photos?

Yes. The report includes photographs of what we found.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Chimney surveys for homes and businesses in New Town

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are cracked or missing flaunching and signs that a stack is leaning, across shared and party-wall stacks, chimney breasts and chimney pots and cowls.

In a village or hamlet like New Town, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Rented homes, blocks and businesses

Landlords and letting agents in New Town book surveys as well as householders. A written report with photographs gives you a clear record of the chimney stack, which helps you plan work between tenancies.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Why act early in New Town

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. In a place like New Town, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

What this survey cannot tell you

Before you book, it is worth knowing what a survey will not do:

  • Hidden sides of a shared stack
  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Chimney surveys in New Town: local notes

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.4 miles north lies Basildon Park, a reminder of how long the area around New Town has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Basildon C.E. Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to St Stephen's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Pangbourne station, a dated record of the roof is useful when planning maintenance across a let.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use the report as a baseline for future checks
  • Note any damp on chimney breasts and when it appears
  • Check that disused chimneys can still breathe

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes an hour or two at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like New Town, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it’s shared
  • Keep pets in another room
