How a gutter survey works in New Town

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, outlets and hoppers and eaves gutters, and the problems we’re asked to look at most are valley or box gutters that overflow inside and blocked outlets and hoppers.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Your questions about gutter surveys in New Town

Do you survey roofs for landlords with property near Pangbourne station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in New Town is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we will explain what’s needed.

How long will you be on site?

It normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Prices for gutter surveys in New Town

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • The size of the roof

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Getting in touch

A little information up front helps. It is useful to include:

  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Watch ceilings under valley gutters for fresh marks
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose
  • Watch the gutters during heavy rain

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Gutter surveys around New Town

About 1.4 miles north lies Basildon Park, a reminder of how long the area around New Town has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Take an older house close to St Stephen's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Pangbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why get it checked now?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. For older village homes like those around New Town, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Rural addresses near New Town can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Getting ready for the survey

  • Check pets are kept safely away
  • Let us know about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with whoever owns or manages the building

What we look for on each type of roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Do you need a gutter survey in New Town?

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

A survey can pick up problems like:

  • Rotten fascias or stained soffits
  • Valley or box gutters that overflow inside
  • Water spilling over the gutter edge
  • Gutters packed with leaves or moss

If you look after a building such as Basildon C.E. Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
