Flat and commercial roofs around Stubbles
Historic houses such as Basildon Park, about 2.5 miles north-east, show how far back building in the area around Stubbles goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you own a rental within reach of Goring & Streatley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How a flat roof survey works in Stubbles
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey felt flat roofs, GRP fibreglass and upstands and outlets, and common reasons people get in touch are water getting in at rooflights and blocked or damaged outlets.
In a village or hamlet like Stubbles, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What else we do in Stubbles
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Where a roof is exposed, as many are in small places like Stubbles, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Why us?
- Two decades and more of roof surveys
- We hold a CAA Flyer ID and Operator ID
- Clear package prices, with VAT included
- Surveys seven days a week

Surveys for landlords and agents in Stubbles
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Do you need a flat roof survey in Stubbles?
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.
Typical things we are asked to look at include:
- Leaks around rooflights
- Outlets choked with leaves and silt
- Dips that suggest the deck is deflecting
- Failed upstands where the roof meets a wall
For an older house near a landmark like Church of St Clement, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What a survey costs
We confirm the price for your survey before you book. This is what makes a difference:
- The size of the roof
- How many separate roofs there are, such as extensions, dormers and garages
- Building height and the viewpoints available
- Whether you choose the Basic, Standard or Premium Survey
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Common questions in Stubbles
Does a conservation area affect roof work in Stubbles?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Stubbles within the area you cover?
Yes, Stubbles is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can you test old roof sheets for asbestos?
We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
What types of flat roof do you survey?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.
Will you walk on the flat roof?
Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How the survey works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Cottages and farmhouses around Stubbles frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before we arrive
- If you are buying, let the agent know when we’re coming
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent
