Thermal roof surveys for homes and businesses in Stubbles
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. We survey loft conversions, insulated roof spaces and pitched roof slopes, and the problems we’re asked to look at most are wet areas near outlets and upstands and ceilings that feel colder in places.
Older buildings in small places like Stubbles may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
The survey, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Stubbles can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street

Advice
Stubbles: your questions answered
Is Stubbles in the area you cover?
Yes, Stubbles is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is Stubbles within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Does thermal imaging detect leaks directly?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Prices for thermal roof surveys in Stubbles
What a survey costs depends on the time and equipment it needs. The main factors are:
- The roof’s overall size
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £400, including VAT.
Helping us price your survey
A little information up front helps. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any deadline, such as an exchange date

When you need someone else
A survey is a proper look at the roof, but it cannot do everything. Its limits include:
- Proving moisture from the images alone
- An energy rating for the building
- Clear results when the conditions on the day are poor
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Roof by roof
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there’s a pattern around them.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.
Thermal roof surveys around Stubbles
With Basildon Park about 2.5 miles north-east, Stubbles sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
The streets around a church such as Church of St Clement are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
