Flat roof surveys for Ashampstead Green homes and businesses

Do you need a flat roof survey in Ashampstead Green?

Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Things that frequently lead to a survey include:

  • Blisters and bubbles in the covering
  • Pools of water lying on the roof
  • Water getting in at rooflights
  • Gaps at upstands and abutments

If you let a flat or house near Goring & Streatley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What’s in a roof survey

How a flat roof survey works in Ashampstead Green

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. Common reasons to book are splits, cracks and crazing and gaps at upstands and abutments, on single-ply membranes, felt flat roofs and EPDM rubber.

In a small place like Ashampstead Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Ashampstead Green questions

Is Ashampstead Green within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Ashampstead Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What does the report include?

Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

What if it rains on the day?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Local flat roofs in Ashampstead Green

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Basildon Park about 2.9 miles east, Ashampstead Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of St Clement, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How the survey changes by roof type

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Somewhere like Ashampstead Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • What kind of property and roof it is
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.
