How electronic leak detection works in Kingston Stert
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a photo-illustrated written report of each breach found. If you’re worried about breaches hidden under paving or planting and leaks showing away from the breach, a survey will tell you what’s going on.
Somewhere as small as Kingston Stert, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Some conductive membranes
- Leaks from walls, copings or rooflights
- Sections we can’t safely access

What this survey covers
- Single-ply roofs
- Roof terraces and balconies
- Liquid-applied waterproofing
- Commercial flat roofs
- Green roofs
- Flat roof membranes
How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. Older rural homes like those around Kingston Stert can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- A report with photos shows where each breach is.

Do you need electronic leak detection in Kingston Stert?
Water travels under flat roof membranes. The leak may show some distance from where water gets in which makes it hard to find by looking.
Common reasons to book include:
- Leaks at pipes, outlets or fixings
- A flat roof leak that cannot be traced
- Gaps at membrane joints
- Damp inside with no sign on the roof
If you live in an older home near Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start.

How the survey changes by roof type
Single-ply membranes
Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.
Liquid-applied waterproofing
Liquid waterproofing has no laps, but can still have thin spots or holes. Whether ELD works depends on the coating and build-up.
Your questions about electronic leak detection in Kingston Stert
Will you come out to Kingston Stert?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Kingston Stert in the area you cover?
We do. The survey and report are the same in Kingston Stert as anywhere else, and visits run on weekdays and weekends.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How do I arrange electronic leak detection in Kingston Stert?
The quickest way is to call 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll point you to the right survey. We survey on any day of the week.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
How we price electronic leak detection
Prices always include VAT. What changes the price is:
- How tall the building is and how easy the roof is to see
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.
What to tell us when you get in touch
To price your survey accurately, we’ll ask about:
- What kind of property and roof it is
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Any marks or damp showing indoors
Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Get leaks traced quickly
- Clear flat roof outlets regularly
- Stay off the flat roof unless needed
- Share any drawings of the roof
You receive a report showing where each breach was found, with photographs. Pass it to your roofer to repair the breach points.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
What electronic leak detection looks like in Kingston Stert
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Adwell House, about 2.1 miles south-west, show how far back building in the area around Kingston Stert goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Take a building like Aston Rowant Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Princes Risborough station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
