About our electronic leak detection in Fingest
ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or to test a new membrane before it’s covered. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Just ask about your roof. Typical surveys look at water coming in under a flat roof and leaks that return after repairs, across roof terraces and balconies, liquid-applied waterproofing and green roofs.
Somewhere as small as Fingest, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
Green and ballasted roofs
ELD is easier on a new roof before it is covered.
Bituminous membranes
Bituminous roofs often have laps and old repairs that can leak. We test where the roof suits it.

What electronic leak detection doesn’t cover
It’s a careful look at the flat roof membrane, not the whole story. Its limits include:
- Repairing the breaches (that’s for your roofer)
- Areas we can’t reach or that can’t be tested
- Leaks from walls, copings or rooflights
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

Fingest: your questions answered
Does a conservation area affect roof work in Fingest?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Fingest?
Yes, Fingest is one of the places we work. The survey and report are the same in Fingest as anywhere else, and visits run on weekdays and weekends.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
How fast do I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.
How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Around Fingest, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by finding out what the roof is made of and where it leaks.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photos in a report for your roofer.
Preparing for the visit
- Check we can get to the back of the property
- Clear the way to the loft hatch
- If you are buying, let the agent know when we are coming

Leave it or get it looked at?
Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out, so other causes can be checked. Older cottages and farmhouses around Fingest can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.
Why us?
- PI and public liability insurance
- Every finding written up with photos
- Drones and thermal imaging where it applies
- Visits on any day of the week
How we price electronic leak detection
The price reflects the time and kit the roof needs. That comes down to:
- How many separate roofs there are, such as extensions, dormers and garages
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
- How big the roof is
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
What to tell us when you get in touch
You don’t need to know any roofing terms. Just let us know:
- What kind of property and roof it is
- Any deadline, like an exchange date
- How the loft is reached, if there is one
- The address and postcode of the property

Flat roofs in Fingest
Stonor Park, about 2.5 miles south-west, is one of the historic houses in the wider area around Fingest. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Landlords with a home close to Saunderton station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Cadmore End CofE School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Bartholomew: the joins between later flat roofs and the old walls are where problems typically start.
