Roofs, chimneys and gutters in Fingest
Stonor Park, about 2.5 miles south-west, is one of the historic houses in the wider area around Fingest. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Saunderton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings like Cadmore End CofE School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

About our gutter survey in Fingest
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We’re often asked to look into leaking or loose downpipes and overflowing eaves gutters, across eaves gutters, fascias and soffits and parapet and box gutters.
Somewhere as small as Fingest, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we do, step by step
We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Fingest, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.

What we are asked to look at in Fingest
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
A survey makes sense if you’ve noticed:
- Soffits marked by water
- Water spilling over the gutter edge
- Leaks at the gutter joints
- Downpipes that are split or coming away
For an older house near a landmark such as Church of St Bartholomew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Choosing a roof surveyor

- How they plan to inspect the roof safely
- Whether you get a written report with photos
- How much experience they have with roofs like yours
FAQs for Fingest
Do you cover smaller places like Fingest?
Yes, Fingest is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Fingest?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Will you check the loft?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you survey underground drains?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How do I arrange a gutter survey in Fingest?
The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will point you to the right survey. Surveys run on any day of the week.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What affects the cost of gutter surveys
To price your survey, we check:
- Chimneys, valleys, parapets and other details
- The roof’s overall size
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
What to tell us when you contact us
To price your survey accurately, we’ll ask about:
- When you need the report by
- Why you want a survey: buying, a leak, a storm or new work
- Any marks or damp showing indoors
- The type of building and roof, such as pitched or flat
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us.
What a gutter survey doesn’t cover
A survey is a proper look at the gutter, but it cannot do everything. Its limits include:
- Damage hidden inside walls or behind boards
- Gutters out of sight from every safe viewpoint
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Roof by roof
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
