How a landlord roof survey works in Fingest
A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey rented houses, flat roofs on blocks and gutters and downpipes, and people most often book us about gaps where tiles or slates have slipped and failed flashings at walls and chimneys.
Older buildings in small places like Fingest may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
After the visit, you get a report with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Fingest, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Getting ready for the survey
- Note where any stains or damp appear
- If it isn’t your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors

Advice
Questions from Fingest
Is my home in Fingest listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Saunderton station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and some details.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you climb onto every roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.
DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
How we price landlord roof surveys
A few things affect what a survey costs:
- The use of thermal imaging or a drone
- Height and safe access
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
If you can, have these to hand when you get in touch:
- When you need the report by
- What made you get in touch
- What kind of property and roof it is
- How the loft is reached, if there is one
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
Useful tips for Fingest property owners
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:
- Don’t wait for a leak to survey the roof
- Book gutter clearing at least once a year
- Ask your managing agent about lease terms
- Keep past survey reports with the building’s records
Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
What a landlord roof survey looks like in Fingest
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Fingest has a long history of building, with Stonor Park about 2.5 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
For an older house near a landmark such as Church of St Bartholomew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Saunderton station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Cadmore End CofE School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A full building survey of every part of the property
- The structure in the way a structural engineer would assess it
- Asbestos testing of roof sheets or soffits
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.
