About our landlord roof survey in Bolter End

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. If you’re worried about loose ridge or hip tiles and parapets and upstands in poor repair, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Bolter End are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leave it or get it looked at?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. Where a roof is exposed, as many are in small places like Bolter End, driving rain gets into any weakness, and damp in older walls is slow to dry out.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Two decades and more of roof surveys
  • Surveys seven days a week
  • More than 5,000 surveys completed
  • We hold a CAA Flyer ID and Operator ID

Practical tips

Small things make a difference. Our tips:

  • Put urgent roof work at the top of the list
  • Hold on to old reports to compare later
  • Make leak reporting easy for tenants
  • Do not wait for a leak to survey the roof

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

Landlord and commercial surveys in Bolter End

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Landlord roof surveys around Bolter End

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as West Wycombe Park House, about 2.2 miles north-east, show how far back building in the area around Bolter End goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For businesses in and around places such as Eden, a roof report helps plan work around trading rather than after a leak. For landlords with property near Saunderton station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Lane End Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Bolter End is about 4 miles west of High Wycombe, in Buckinghamshire. Whether the building in Bolter End is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Buckinghamshire coverage includes Bolter End. Reading is in our area too.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Questions from Bolter End

How do I find out if my home in Bolter End is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Bolter End?

Yes. Bolter End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.

What this survey cannot tell you

Before you book, it is worth knowing what a survey will not do:

  • Who pays under the lease (that’s a legal question)
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours for a house, and longer for a block or a building with several roofs. Somewhere like Bolter End needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors
