Electronic leak detection in Weald

About our electronic leak detection in Weald

We carry out electronic leak detection on flat roofs in Weald and across London and the South East. Testing typically takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. Typical surveys look at waterproofing to test before it’s covered and damage from equipment installers, on green roofs, roof terraces and balconies and flat roof membranes.

In a village or hamlet like Weald, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Electronic leak detection around Weald

About 4.2 miles south-west lies Kelmscott Manor, a reminder of how long the area around Weald has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like Bampton CofE Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Around Weald, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

Booking a survey

Every survey is priced before it’s booked, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. For a price for your roof, call 07833 053749 or send us an email.

Do you need electronic leak detection in Weald?

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

It is worth booking a survey if you’ve seen:

  • Waterproofing to test before it’s covered
  • Leaking laps in the waterproofing
  • A flat roof leak that cannot be traced
  • Damp inside with no sign on the roof

Take an older house close to Church of St Mary: flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Whether VAT is added on top
  • Whether the roof space is looked at, where there is one
  • What insurance they carry

What to expect from a roof survey

When you need someone else

To be straight with you, a roof survey has limits:

  • Fixing the holes we find
  • Some conductive membranes
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Flat roof membranes
  • Green roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Questions from Weald

Is Weald in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Weald within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you test a green or ballasted roof?

On some roofs, yes. What sits on the membrane affects the method so we look at the roof first.

What is electronic leak detection?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That is how we locate breaches you can’t see.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does electronic leak detection work on all membranes?

ELD does not suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. We’ll tell you if yours is not suitable at the start.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

What affects the cost of electronic leak detection

Not every roof costs the same to survey, for these reasons:

  • Roof area
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.
