About our electronic leak detection in Balscote
Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. It won’t show water getting in through brickwork or around frames. Our report keeps that distinction clear. You will also know what to check next. If you are worried about water coming in under a flat roof and leaks at pipes, outlets or fixings, we can find out what’s behind it.
In a village or hamlet like Balscote, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
Where we can’t see part of the flat roof membrane, the report says so. That way, it’s clear what was covered and what wasn’t.

What affects the cost of electronic leak detection
Prices vary from roof to roof, for these reasons:
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
- House, block, shop or office
- How tall the building is and how easy the roof is to see
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
Booking your survey
There’s no need for technical words. Just let us know:
- Pictures from the garden or a window, if you have them
- Dates you are working to, like exchange
- The address and postcode of the property
- What made you get in touch
Most bookings start with a short call: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
Balscote: your questions answered
How do I find out if my home in Balscote is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Balscote in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How is ELD priced?
We quote for each roof individually. Send us details of the roof, and phone 07833 053749 or use the contact form for a quote.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Can you test a green or ballasted roof?
Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Are you insured?
We hold professional indemnity and public liability insurance.
What electronic leak detection doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Leaks from walls, copings or rooflights
- Repairing the breaches (that’s for your roofer)
- How wet the insulation is
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Roof terraces and balconies
- Green roofs
- Flat roof membranes
- Liquid-applied waterproofing
- Commercial flat roofs
- Single-ply roofs
The survey, step by step
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey typically takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. For a village or hamlet like Balscote, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building
How to book
Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or email us.
Advice
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
What electronic leak detection looks like in Balscote
With Upton House about 2.8 miles north-west, Balscote sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Landlords with a home close to Banbury station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
Balscote is about 4 miles west of Banbury, in Oxfordshire. Surveys in Balscote work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Oxfordshire coverage includes Balscote. We also survey roofs in Oxford.

Signs you need electronic leak detection in Balscote
A breach can be left during installation. Testing before the roof is covered or handed over helps find them.
People typically book a survey when they’ve noticed something like this:
- Leaks that return after repairs
- Water coming in under a flat roof
- Leaks under green or ballasted roofs
- Gaps at membrane joints
If yours is one of the older homes in the streets near Church of St Mary Magdalene, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Keep outlets clear of debris
- Limit access to the roof
- Record dates and spots where water appears
- Do not leave water getting in
File the report with your roof paperwork. It shows the condition of the membrane on that date.
Consider testing a new membrane before it’s covered. It is easier to find holes before more layers are added.
