Independent electronic leak detection in Epwell

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How electronic leak detection works in Epwell

Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work and parts may need to be lifted. We talk this through before we quote. Any details of the build-up help, as they show what lies beneath the surface. If testing is not possible, we’ll say so. We survey roof terraces and balconies, green roofs and liquid-applied waterproofing, and people most frequently book us about water coming in under a flat roof and repairs that haven’t stopped the leak.

Somewhere as small as Epwell, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. Cottages and farmhouses around Epwell often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

How to prepare

  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we’re coming

Landlords, agents and block managers in Epwell

Landlords, agents and building managers in Epwell and across Oxfordshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

What we are asked to look at in Epwell

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.

Most people get in touch when they’ve noticed one of these:

  • Breaches around outlets and penetrations
  • Leaking laps in the waterproofing
  • Repairs that haven’t stopped the leak
  • Damage from equipment installers

Take an older house close to Church of St Anne: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

Your questions about electronic leak detection in Epwell

Is my home in Epwell listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Epwell within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

How much does electronic leak detection cost?

We quote for each roof individually. Send us details of the roof, and call 07833 053749 or send us an email for a quote.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

Local flat roofs in Epwell

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Epwell has a long history of building, with Upton House about 3.3 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Leave it or get it looked at?

Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. In a small place like Epwell, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the exact price before booking.

What we cannot see

A survey is a careful look at the flat roof membrane, but it can’t do everything. The main limits are:

  • Fixing the holes we find
  • Water entering through details rather than the membrane
  • The extent of water in the insulation

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.
